Home Counties Land & Property (HCLP) is an independent, design-informed property developer based in Farnham, Surrey. We identify and progress residential and mixed-use opportunities across Surrey, Hampshire and the surrounding Home Counties.

We are experts in leading and coordinating the professional team required to progress an opportunity through the planning process. Our planning strategy is tailored to each site, balancing constraints, stakeholder requirements and commercial viability.

Development
Our purpose is to turn viable opportunities into places of lasting value and planning is not the end point. We work to deliver much needed residential and mixed-use built schemes, directly or with the right partners.

Conversion and redevelopment can bring new homes and activity to underused sites, while supporting the surrounding community. In well-connected town centres, we are interested in co-living where private accommodation sits alongside well designed shared facilities such as retail, office, entertainment, leisure and public spaces.
Comfortable homes with a lower environmental impact
Our aim is to reduce energy demand through good design, low-carbon heating and suitable renewable energy infrastructure. We consider opportunities to retain existing buildings, reduce the carbon impact of materials and design for overheating, flooding and changing weather, supporting the UK’s transition to net zero by 2050.
